Subject to approval: The Gas Safety (Installation and Use) (Amendment) Regulations 2018 is set to come into force on 6th April 2018.
What does this mean for you?
This regulation will allow all Landlords a degree of flexibility in when they can get their annual gas safety checks. In the same way as the current MOT laws, this will allow safety checks to be made up to 2 months prior to the due date and keep the existing expiry date.
This means landlords won’t be penalised for organising their inspections early, as well as giving them greater flexibility with dates if inspectors are in high demand, or if they are struggling to get access to the property – without shortening the overall inspection period.
The guidance will bring an existing exemption into law which will allow alternative checks to be used in situations where there is no meter to directly measure heat input and operating pressure, or where the meter is not accessible or working properly.
Overall this will give landlords more time and flexibility to arrange checks on gas appliances without costing more in the long term.
