Landlords: Do You Comply With EPC Regulations?

One of the biggest challenges a landlord faces is complying with regulations. New landlords are surprised by the number of rules and regulations governing their industry, and it can be difficult to keep up to date with new and changing regulations. You should know as of the 1st of April 2018, all rental property which is made available to new tenants must have an EPC rating of an E or higher. This also applies to tenancies which are renewed after this date and when a fixed term tenancy has expired. As of the 1st of April 2020, all domestic lets, including existing lets, must comply with an E or higher rating.

Therefore, even landlords who aren’t concerned about the 2018 change will need to ensure that their home is up to standard before too long. April 2020 is not too far away, and making changes in 2019 will ensure that there is no disruption to the service a landlord can offer in 2020.

Rental home improvements benefit landlords and tenants

While landlords will be keen to make improvements to their home, the costs of doing so will be a concern for many professionals. Thankfully, there are ways that changes can be made without breaking the bank or negatively impacting on a landlord’s rental yield.

Affordable ways to improve the energy efficiency rating of your rental property include:

·       Installing new radiator valves

·       Converting your light bulbs to LED bulbs

·       Adding loft and wall insulation to the property

If you have more money to spend on improving the energy efficiency rating of your home, you may wish to consider upgrading your boiler or adding double glazing to your home. These two options will be expensive but in the long run, they offer tremendous benefits to a landlord while improving the tenants’ experience in the short-term.

The fact that there are regulations surrounding the energy efficiency of property means landlords must comply, but there are many reasons why you should look to offer a more energy efficient home. An energy efficient home is more appealing to tenants, and this should help you to generate more income monthly. There is also the fact that these improvements will help to maintain the long-term condition of a home, and this will also be of benefit to a landlord.
